The wooden rooms and villas offer a decent place to stay, but they're lacking several amenities such as toiletries and switchboard extensions. Maintenance could use some improvement, and unfortunately, there's no room service available. However, the location is perfect for those seeking peace, as long as you're okay with making some adjustments.

I truly don’t get the negative reviews. The staff is extremely friendly, enthusiastic, always ready to help, and genuinely warm. I’ve seldom experienced such a hospitable stay. Both the garden and the rooms are lovely and well-kept. I would definitely recommend this place to anyone.

A real gem in Sri Lanka. The staff were exceptionally friendly and very accommodating with all our requests. We stayed here for two nights and already look forward to returning. The backyard featuring the pool is stunning and feels like it's set in the jungle. The free taxi service was super convenient, and the breakfast was delicious too. Don't miss the organized river tour—it was fantastic.

The Residence was our first accommodation in Sri Lanka, chosen mainly for its pool. This place has been designed as a community hub some time back. The garden is lovely, filled with birds and animals. Each villa and apartment offers a unique experience. We cherished every moment of our stay. In fact, we returned at the end of our trip to enjoy more time here, which we affectionately refer to as Paradise Garden. The experience was greatly enhanced by Sumi, Iran, and the rest of the team, who were always ready to assist and offer helpful advice. It's a true paradise, with everything within walking distance—beaches, shops, and restaurants are all nearby, and tuktuks are easily accessible. Thank you!

From the outset, our stay was disappointing. We were given the least desirable room in the hotel, but after a brief complaint to management, they agreed to relocate us the next day. Breakfast at the hotel was decent, but we found the daily marketing pitches for activities quite off-putting. We preferred to enjoy our meal without the sales tactics. On the second to last day, we returned to discover our room flooded due to an issue from the adjacent bathroom. Our belongings, including bags, clothes, and laptops, were soaked, and water continued to seep through the wall and spread across the floor. I reached out to management, but there was no immediate response. We managed to hang our things to dry and went out for dinner. After two hours, I was informed it was now after hours, and only the night warden was available. They arranged for us to switch rooms, promising to address the flooding issue in the morning. When we came back from dinner, we had to wade through the water to gather our essentials for our last night in a different room, leaving the key in the door for the staff to handle the situation. The next morning, after breakfast, we returned to our flooded room, hoping to find our belongings dry and the area cleaned up. Unfortunately, nothing had been done. Water had continued to leak through the wall, soaking into the building and furniture. We once again had to navigate the flooded room to collect our wet items and pack them into damp bags for checkout by 11am. While accidents can occur, that’s not where our frustration lies. The lack of an adequate response from management was simply unacceptable. We were fortunate to dry the laptops in time; otherwise, we would have pursued legal action for compensation.

Two visitors on their first trip to Sri Lanka share their thoughts. They chose this hotel based on positive reviews and its prime location, and it turned out to be a great decision. The location is fantastic, with the beach just a 5-7 minute walk away and plenty of excellent restaurants nearby. The hotel even offers complimentary tuk-tuks to take guests where they need to go. Breakfasts were also a highlight—both delicious and filling. Special thanks to the attentive hotel staff, especially Iran, the manager, who was always available and quick to address our needs. Sumi and the rest of the team were friendly and pointed us to wonderful spots in Bentota, while Michael, the tuk-tuk driver, was especially caring.

After traveling extensively in Sri Lanka, this place was just what we needed. It offered a serene retreat, surrounded by lush green palm trees and a peaceful atmosphere. The highlight for me was definitely the pool! Additionally, The Residence is ideally situated near the beach and a variety of restaurants. Highly recommended!

The property boasts a stunning tropical garden and a charming swimming pool, which contribute to a serene and relaxing vibe. There are various types of accommodations available, and mine included air conditioning, ensuring a very comfortable stay. Its location is also quite convenient, being just a short distance from the train station, making travel in and out a breeze. A fantastic perk is their tuk-tuk service for quick trips—whether it's dining out, heading to town, or getting to the station. The manager and staff were incredibly kind and accommodating during my visit. I particularly valued the flexibility of being allowed to stay past the official check-out time since the room was not reserved for the next guest. This considerate gesture helped me leave on a high note. All in all, a wonderful experience.
